[A] Budget: Looking for Proposals
[B] Scope of Service:
(1) Vendor needs to provide retail market study services to the government authority located in O’Fallon, MO.
- Provide definition of primary and secondary trade areas based on multiple factors, including existing and project population, present and future traffic counts and estimated drive times.
- Conduct analysis of existing retail market conditions and sales tax performance within and adjacent to the current I-70 Outer Road Project extending from the T.R. Hughes overpass to the Woodlawn Ave overpass.
- Identification and assessment of the potential of greenfield sites for retail development.
- Compilation of data (e.g. square footages, use, length of time in operation, ownership lease rates, expansion opportunities, etc.) on existing retail and commercial users within the target study area.
- Creation of assistance in implementation strategy for maximizing retail activity with the target area with recommendations on next steps.
- Provide a profile of existing and potential retail customers within the defined
retail area.
- Provide a leakage and surplus analysis.
- Provide a recommendation on potential retailers and food establishments with comparable site location criteria.
- Provide an analysis of the study area potential for other users, including office, industrial, hotel, and large commercial.
- Provide an assessment of competing retail areas.
- Provide project retail trends

Performance of the work will be Offsite. Vendor needs to carry work in their office location.
